Referencing & holding deposit prior to the creation of a tenancy, references will be taken on each tenant who is 18 years old or older. In order to commence the referencing process a holding deposit equivalent to one weeks rent will be paid by the tenant. The holding deposit will be used towards the first months' rent and deposit if the application is successful.

In the event that the landlord withdraws then the deposit will be returned to the tenant. In the event that the tenant withdraws from the agreement, fails referencing/right to rent checks due to false or misleading information, whether previously known or not, or does not take the reasonable steps to enter an agreement within 15 days after a holding deposit has been received then the holding deposit will not be returned. Should this happen the reasons will be confirmed in writing to you.

Late rent of 14 days or more will incur £35.00

Lost keys & security tenants will be liable for lost keys/security keys at rate set by the management agent for the building or contractor.

Changes to a tenancy of £35.00 will be applicable per amendment this includes adding or removing person over the age of 18, adding a pet subject to landlord approval.

Early surrender of tenancy during fixed term will be subject of approval from landlord but will incur a fixed cost of £450.00 which will cover responsible marketing cost for the landlord. Tenants will still be liable for the rent up until the day of possession of the new tenant.

Moving in tenants: Tenants are required to lodge the remainder of their deposit the day before moving in which is set at equivalent of five weeks rent and one months rent is paid in advance.
